Summary
The Property Edit page allows org or property administrators to configure all aspects of a hotel or lodging property within ChannelRUSH.
On this page you can:
• Manage channel connections (e.g. Booking.com, Expedia)
• Set up reservation handling and email notifications
• Define standard room types and rate plans
• Configure channel-manager behaviors (restrictions, auto-stop-sell, update modes)
• Create and edit user access
• Enter or update core property details (name, time zone, currency, address, billing, PMS integration)
Field Definitions
Channels
This section lists connected channels. Configuration is accessed via the “Add New” and per-channel “Edit” links.
Reservation Settings
Reservation Handling
Enables or disables automatic receipt and processing of new reservations from connected channels.
If 'Off' - no reservation handling is turned off for all channels.
If 'On', reservations are processed for all channels (unless a specific channel is disabled for reservation handling in the channel-specific settings).
Availability Management
Controls whether allocation is updated on other channels when a reservation is received from a channel.
This setting is only used when Reservation Handling is set to 'On'.
Example - When 'On':
If you have 2 rooms left for a room type and date, and an Expedia reservation comes in for that room type and date, the system will automatically lower the allocation found on all other channels from 2 to 1 in real-time.
This helps automatically manage your allocation across all channels and prevents overbookings.
Example - When 'Off':
If you have 2 rooms left for a room type and date, and an Expedia reservation comes in for that room type and date, nothing happens to the other channels allotted rooms. The other channels will still have the same number of rooms for sale (i.e. in this scenario, all other channels would have 2 rooms to sell while the one channel that fielded the reservation would have 1).
No automatic allocation management means higher chances of overbookings.
Auto-Replenish on Modification/Cancel
When enabled, the system automatically returns rooms to inventory if a booking is modified or canceled.
Example - When 'On':
If you have 2 rooms left for a room type and date, and an Expedia reservation for that room type and date is cancelled, the system will automatically increase the allocation from 2 to 3 on all other channels in real-time.
Example - When 'Off':
If you have 2 rooms left for a room type and date, and an Expedia reservation for that room type and date is cancelled, nothing happens. All other channels still have 2 rooms left to sell as they did before the cancellation.
Note: Some channels, depending on your settings with them, will automatically put the allocation back when they field a cancellation. If so, the channel that fielded the cancellation, in this case Expedia, will have 3 rooms for sale, and all other channels will remain to have 2 rooms for sale.
Enabled Timestamp
The date and time 'Reservation Handling' was set to 'On'.
Reservation Delivery Emails
(When you click “Add New,” you can enter the following fields for each notification recipient.)
Email Address
The email address that will receive reservation confirmations or updates.
Type
Designates whether this address is the primary notification recipient or a secondary copy.
Primary: An email is sent for every reservation received.
Backup: An email is only sent if the primary delivery fails (be it a PMS connection delivery or a failure delivering to a primary email address).
Format
Chooses whether messages are sent in HTML format (rich-text with styling) or plain text.
Language
Specifies the language locale for reservation emails to this recipient.
Verified
Once you add a reservation delivery email, the system will email the email address a link to click on to verify the email is correct. This also helps keep future emails out of their spam folder.
Standard Room Types
Standard room types are referenced throughout the system and are used to map room types found on channels.
Grid Controls - Sort
Sort the order in which you want this property's room types to appear in the system.
Grid Controls - Add New
Use “Add New” to add new and define new room types.
Name
The internal label for this room type (e.g., “Single,” “Double,” “Suite”).
Rate Calculations
The rate modifier relative to your base rate (e.g., “+ $10.00” means $10 added, -10% means 10% subtracted).
Min Allowed Rate
The lowest nightly rate permitted for this room type. If a rate from you or the PMS is lower than this value, the system will not process it.
Linked
If this room type is linked to another room type in a parent-child relationship, the name of the parent room type will appear in this column.
So a rate issued (and/or restrictions - you can configure which) for the parent room type would apply to this room type (after the rate calculations, if any).
Standard Rate Plans
Standard rate plans are referenced throughout the system and are used to map room types found on channels.
While Standard Room Types are required, Standard Rate Plans are not! Many accounts choose not to use them, as that type of detail and control is unnecessary.
Grid Controls - Sort
Sort the order in which you want this property's rate plans to appear in the system.
Grid Controls - Add New
Use “Add New” to add new and define new rate plans.
Name
The user-facing name of the rate plan (e.g., “Test,” “Advance Purchase”). This does not have to be the same name or identical to what is found on channels.
Rate Plan ID
A short code or identifier to match this plan.
Rate Calculations
Any markup or discount applied to the base room rate under this plan.
Auto Stop Sell Alloc
When set, this is the allocation threshold at which the system will automatically close this plan to prevent new bookings.
Example:
When set to 5, this rate plan will be available to be sold from say 10, 9, 8, 7, or 6 rooms left (i.e. Allocation = 6), but when Allocation = 5 this rate plan will be closed via a stop-sell.
Channel Manager Settings
Auto Stop Sell = NO When Allocation > 0
When you or the PMS issue an Allocation greater than zero, the system attaches a 'Stop Sell = No' to it to ensure the inventory is available for sale.
The idea with this setting, there would be no scenario where an Allocation > 0 you would still want previous close outs to hold, as it would open up the inventory, remove any existing stop sells.
Auto Stop Sell = YES For Restrictions Not Supported
When enabled, if you or the PMS issues 'Min Nights = 3' and one of your channels does not support Min Nights, the system will close it automatically since it can't hold that restriction.
Occupancy Rates
Enables individual occupancy rates across the system.
Only necessary if you want to have global control over individual occupancy rates.
Otherwise, with this not enabled, entering a room type rate will automatically populate occupancy rates found on a channel.
Updating Mode
When set to 'Standard Room Types & Rate Plans Only', anyone issuing updates for this account can only enter information for standard room types and rate plans - individual and specific control of potential updating each channel separately or specifically is disabled.
'Default' provides the ability for more granular control when needed.
Restrictions – On/Off
You can enable or disable specific restrictions across the entire system. Never use 'Max Nights Through' - uncheck the checkbox and it will no longer appear as an option to update.

Each toggle enables or disables that restriction type across the entire system when sending updates to channels.
Inventory Groups
Only used in rare scenarios, where you might have two PMS or inventory sources updating one property.
With this feature, you can group specific channels to update from one source and group other channels to update from the other source.
Users With Access To This Property
This lists the users who have permission to access this property.
Property Information
Name
The official property name that will appear on reports and screens across the system.
Time Zone
Select the local time zone of where the property is located (possibly different from the time zone you are located in) for accurate date/time stamps, inventory rules, and office hours.
Currency
The default currency used for rates, billing, and channel updates (e.g., USD, EUR).
Rounding Setting
Controls how the system handles fractional cents when calculating rates.
Do Nothing: Does not apply any rounding logic.
Round To Nearest Dollar: 123.45 will round to 123. 123.55 will round to 124.00.
Round Up: 123.45 will round to 124.00.
Round Down: 123.99 will round to 123.00.
Property Address
Website URL
Your property’s public website for reference or automated links.
Number Of Rooms
Total count of rentable units at this property.
Address Info
The full address of where the property is located, as if used for driving directions (not a postal address).
